Property Lease Option

Property Lease Options are already a popular and well established way of purchasing and selling property both in the USA and overseas markets. A lease option agreement between the landlord and tenant gives the tenant an oppotunity to purchase the property that they have been renting at an agreed price and at the end of a given rental period, generally 3 to 6 years.

HMO - House in Multiple Occupation

House in Multiple Occupation generally refers to:

  1. House or flatshare with 3 or more unrelated tenants
  2. House split into bedsits
  3. Sudents living in shared accommodation
  4. Owner-occupier with more than 2 lodgers

Since 6 April 2010, new regulations relating to HMO came in to effect with a new classification system. Where previously a house or flat let to one family or up to 6 tenants living as a single household was classified as a single dwelling the new regulation for HMO now includes shared houses with 3 - 6 tenants and planning permission is required from your local council.
